Service Terms & Conditions

Welcome to Living N Luxuries LLC, where elevated cleaning, white-glove property management, and luxury concierge services come together to create immaculate spaces and exceptional experiences. By booking our services, you agree to our exclusive concierge service terms, designed to ensure five-star results, clear expectations, and consistent premium care for every property we manage.

Scope of Services

  • Living N Luxuries LLC provides professional residential, short-term rental, commercial cleaning, and property management services tailored to each client’s property and needs.
  • Services are performed according to the agreed-upon plan, schedule, and service package.
  • Additional tasks not included in the service agreement require prior approval and may incur additional fees.
  • All services are delivered with premium care, attention to detail, and five-star standards.

Pricing, Deposits & Payments

  • Pricing is based on the scope of work, property size, service type, and frequency.
  • Quotes reflect standard conditions; additional tasks or excessive cleaning needs may result in adjusted pricing.
  • Deposits or retainers may be required for Airbnb, short-term rentals, or recurring services.
  • Payment is due prior to or immediately upon service completion, unless otherwise agreed in writing.
  • Accepted payment methods include credit/debit cards and approved electronic platforms.

Booking & Access

  • All services must be scheduled in advance and are subject to availability.
  • Clients are responsible for providing safe, timely access to the property at the scheduled service time.
  • Failure to provide access may result in service delays or cancellation fees.
  • Accurate instructions, codes, or keys must be provided to ensure a seamless, five-star experience.

Short-Term Rental (Airbnb) Specific Policies

To maintain five-star standards:

  • Turnover services are based on guest-ready condition, not post-event or deep restoration unless quoted separately.
  • Linens, laundry, restocking, and consumables are included only if selected in your service package.
  • Living N Luxuries LLC is not responsible for guest damage, missing items, or platform-related disputes.
  • Hosts agree to disclose check-out times, same-day turnovers, and special guest requests in advance.

Commercial Cleaning Services

  • Commercial cleaning services are based on agreed scope and scheduled condition, not post-event deep restoration unless quoted separately.
  • Specialized services, restocking supplies, or client-requested tasks are included only if selected in your service package.
  • Living N Luxuries LLC is not responsible for pre-existing damage, normal wear, or issues outside our control.
  • Clients agree to provide safe, timely access and disclose any special requirements, hazards, or restricted areas in advance.

Move-In / Move-Out Cleaning Terms

  • Services are based on the agreed scope, property size, and service package.
  • Additional deep cleaning or specialized tasks not included in the package may incur extra fees.
  • Clients must provide safe, timely access to the property at the scheduled service time.
  • Living N Luxuries LLC is not responsible for pre-existing damage, normal wear, or tenant belongings.
  • Concerns must be reported within 24 hours of service completion for review.
  • Payment is due prior to or immediately upon completion of the service unless otherwise agreed.
  • Services may be paused or discontinued for non-payment, unsafe conditions, or violation of concierge standards.
  • All services are governed by the laws of the State of Florida.

Cancellations & Rescheduling

  • A minimum of 24 hours’ notice is required for cancellations or rescheduling of any service.
  • Same-day cancellations or no-shows may incur the full service fee.
  • Requests for changes must be communicated via email, phone, or your designated booking platform.
  • Timely notice allows us to maintain premium service standards and accommodate other clients efficiently.

Satisfaction Guaranteed

  • Your satisfaction is our priority. Any concerns must be reported within 24 hours of service completion.
  • Living N Luxuries LLC will review and, at our discretion, offer a corrective service or touch-up for affected areas.
  • While we strive for perfection, refunds are not guaranteed and are issued solely at the discretion of Living N Luxuries LLC.
  • This policy ensures that every property receives our signature five-star standard of care while maintaining the integrity and quality of our services.

Care, Liability & Property Condition

  • Clients must disclose fragile, high-value, or specialty items prior to service.
  • Living N Luxuries LLC is not responsible for pre-existing damage, normal wear and tear, or improperly maintained fixtures.
  • Services may be paused or declined if unsafe, unsanitary, or hazardous conditions are present.
  • Our team exercises the utmost care and professionalism, but clients acknowledge that certain risks are inherent in property management and cleaning services.

Eco-Luxury Commitment

  • Living N Luxuries LLC uses professional, eco-conscious cleaning products to provide safe, effective, and environmentally responsible services.
  • While we strive to minimize chemical impact and maintain sustainable practices, clients acknowledge that results may vary based on property conditions, existing materials, and client-supplied products.
  • Clients requesting the use of specific cleaning products must supply them and approve their use in advance.
  • Our commitment to eco-friendly cleaning does not alter or limit any other terms, including liability, access, or scope of services.

Concierge Standard

  • Living N Luxuries LLC delivers premium, white-glove service tailored to each client’s property and needs.
  • Services may be paused, modified, or discontinued for non-payment, unsafe conditions, repeated cancellations, or behavior inconsistent with our concierge standards.
  • Clients are expected to provide accurate property information, safe access, and timely communication to ensure a seamless, five-star experience.
  • By booking services, clients acknowledge and agree to uphold the standards that allow us to maintain our commitment to luxury, efficiency, and excellence.

Property Management Services

To maintain five-star property standards:

  • Our property management services include tenant coordination, maintenance scheduling, inspections, and concierge-level support.
  • Clients agree to provide accurate property information, access instructions, and timely notifications for repairs or guest needs.
  • Living N Luxuries LLC is not responsible for tenant damages, guest misconduct, or third-party platform issues.
  • Specialized requests, emergency services, or additional administrative tasks are included only if selected in your service package.
  • We strive to maximize your property’s value and efficiency while maintaining a premium, stress-free experience for owners and tenants alike.
